1. Executive Summary

CDm2 Lightworks is pleased to submit this proposal for the supply and commissioning of lighting control systems and the modification of existing light fixtures in the following parking garages at Metropolis at Metrotown. In addition to regaining control to all existing lighting, this project aims to improve energy efficiency, reduce maintenance costs, enhance lighting performance, and to support the facility’s sustainability goals through the integration of digital, wireless lighting control technologies.

The extent of the work captured in this proposal is understood to be a portion of the overall affected spaces within the facility and may be considered as “Phase-1” to a larger replacement effort.

CDm2 Lightworks commits to working with Facility staff and it’s selected sub-trades to delivering the noted project.

2. Scope of Work

2.1 Supply of Equipment

CDm2 Lightworks will provide the following materials and components:

• Wireless Area Lighting Controllers (Installed into existing Lighting Fixture assemblies)
• Wireless Managers and associated Power Injectors (Installed at existing Wireless-Transceiver locations as required using existing network and power (120V) infrastructure)
• Virtual System Support Unit “SSU” (System software to be installed onto owner supplied Building Management Server Equipment)
Wiring Connectors (WAGO), Electrical Fittings, and Fasteners as required to complete all modifications.
*OPTIONAL* Fixture Integrated Occupancy Sensor and Lens (Direct replacement for existing equipment – replacement recommended if warranty for all control components is preferred.)

2.2 Modification of Existing Fixtures

CDm2 Lightworks field technicians will:

• Modify fixture components to allow the retrofitting of wireless control modules into LED carrying assembly (Behind fixture lens as follows)
• Remove and responsibly dispose of disused/legacy wireless lighting control components.
• Rewire and terminate new Wireless control components into fixture and sensor wiring.
*OPTIONAL* Cleaning light fixtures including washing of main and sensor lenses, removal of dust & debris from LED components, cleaning of fixture body .

*Building Electrical work not included.* Light fixture removal and reinstallation to be completed by certified electrical trades as directed by the facility manager.
CDm2 requests that fixtures be un/installed in batches of no less than twenty fixtures at a time for effective and efficient work planning.

*Luminaire re-certification not included.* All coordination time and costs associated with the inspection and re-certification of the modified fixture assembly to be captured independent to the content of this proposal. CDm2 is committed to working with a testing agency to obtain the necessary approvals. (e.g. “ETL” certification from Intertek Group plc.).

2.3 Installation and Integration

CDm2 Lightworks field technicians and Legrand Project Services will:

• Create project database on layout backgrounds.
• Furnish Virtual-Server software solution and assist with installation onto facility server equipment.
• Install wireless transceiver modules onto existing field locations as required.
• Program control sequences (e.g., dimming schedules, motion activation, device groupings, timeouts, etc.)
• Test and commission the full system to ensure functionality and compliance

 

2.4 Training and Support

• Provide basic training to facility staff on system operation
• Offer maintenance and technical support for five years after project completion

5. Terms and Conditions

  • On acceptance of proposal, formal quotation(s) will be provided for approval outlining procurement and contract requirements.
  • Payment Terms: Equipment: per terms of the the selected electrical distributor. Modification Services: 40% mobilization (upon acceptance), 40% incrementally upon works progress milestones, 20% upon project completion.
  • Warranty: 5-year warranty on installed components and workmanship.
  • Permits/Approvals: All work will comply with local electrical codes. Client is responsible for any necessary permits unless otherwise agreed.
